Levi Strauss selected The Andover Company to handle a 38,000 SF office relocation from San Francisco to Seattle, where it was establishing a new corporate headquarters for its Brittania discount division.
The move was meant to return Brittania to its original market, cut facility costs, and keep a strong corporate image.
Strategy
Andover helped Levi Strauss set criteria to rank its needs, from corporate image and budget to traffic patterns and room to grow, then presented several options.
Each option was weighed on rental rate, turnkey tenant improvements, and lease term, and on image, nearby amenities, employee commute times, and the quality of the landlord or sublessor and property manager.
Results
Levi Strauss signed a long-term, below-market sublease for 38,000 SF in a three-story Class A office building in Renton, with expansion provisions and early release privileges.
The company got a high-image headquarters at a very reasonable cost.
